Kristian Augustsgt.23 has become a building with a unique character, charm and a clear identity. KA23 was originally the headquarters of the Norwegian Employers' Association, and the building was designed by architects Bjercke and Eliassen. The building dates from 1951 and is typical of its era. The facade is therefore protected, which meant that from day one, conservation was planned ahead of demolition. The interior of the building does not have protected status, but there were many good qualities in the building that have been preserved.

The developer Höegh Eiendom has also had high environmental and sustainability ambitions with the aim of actively contributing to a sustainable transition in the real estate industry, including an increased focus on resource optimization. Consideration for the environment and architectural value has therefore been a major motivator for implementing KA23 as a repurposed object.

At Kristian Augustgt.23, Seltor has renovated the property based on FutureBuilt's set of criteria for circular buildings. The client's ambition for the implementation was based on a focus on greenhouse gas accounting and emissions.

The implementation of the project has been based on the circular economy in connection with the conservation and reuse of building components and the reuse of materials from other construction projects.

To carry out the project, Seltor has worked systematically with the client Höegh Eiendom in connection with the reuse survey that was carried out at an early stage. Höegh Eiendom has also been actively involved in the choice of solutions and materials during the implementation period.
